Home Renovation vs New Interiors in Pune: A Pune Owner's Guide

Renovation versus moving in Pune — the four-part survey that decides it, the cost comparison, and when moving is the better call.

Updated 5 October 2026

Figures are indicative 2026 ranges from our own Pune project pricing. They are not a quotation — a real number is tied to a drawing and a material list.

If you own a flat that is fifteen years old, the real question is not what finishes to choose. It is whether the building is worth another twenty years of your money.

This guide lays out the survey that answers it, and the cost comparison that follows.

The four-part survey

Before any design work, four things decide the answer: the electrical load sanction and wiring type, the plumbing material and condition, the waterproofing age, and whether the walls you want to change are load-bearing.

  • Electrical: sanctioned load, wiring type (PVC or TRS), panel condition
  • Plumbing: pipe material, diameter, visible corrosion
  • Waterproofing: age, evidence of seepage in the flat below
  • Structure: load-bearing versus framed, any visible cracking

Renovation cost versus moving

A full renovation typically runs ₹1,600 to ₹3,500 per square foot. Add the transaction cost of selling and buying — brokerage, stamp duty, registration and the price gap to an equivalent flat in the same location — and renovation usually wins in a well-maintained building in a good location.

When moving is the better decision

If the building has structural problems, chronic seepage, an unfixable parking shortfall, or a society that will not approve service upgrades, renovation is money into a building that will not hold it. In those cases the honest advice is to move.

What renovation always costs more than expected

Plumbing and electrical replacement are the two line items that grow. Opening a wall often reveals more than the inspection point showed. A renovation budget without a 10 to 15 percent contingency for services is not a budget.

Common questions

Is it cheaper to renovate or buy a new flat in Pune?
In a well-maintained building in a good location, renovation is usually cheaper than the transaction cost plus price gap of moving. In a building with structural or waterproofing problems, moving is often the better decision.
How long does a full flat renovation take?
Fifteen to twenty weeks including the services survey, electrical load upgrade if needed, and phased work in an occupied home. A cosmetic refresh without service changes takes six to eight weeks.
Do I need society approval to renovate?
Almost always — a NOC for material movement and work hours, a deposit, and often a separate approval for any plumbing or structural change. We prepare the drawings and documentation the committee needs.
