ilika Interiors designs homes and workspaces in Kharadi. Pune's IT east — EON and the World Trade Center brought a decade of tower construction, and the housing stock is almost entirely new-build or recently handed over.
Interior work in Kharadi starts with what the building allows. Bare-shell possession is the norm, which means the plan is still open — this is the cheapest moment to fix a bad kitchen position. Work-permit windows, lift access slots and noisy-work hours are set by each society and drive the schedule more than design does.
2026 bands from our own project pricing. These are ranges, not quotations — a real number is tied to a drawing and a material list.
| Scope | Indicative band | Notes |
|---|---|---|
| Bare-shell 2BHK, turnkey | ₹16–28 lakh | Civil changes, kitchen, wardrobes, false ceiling and lighting |
| Bare-shell 3BHK, turnkey | ₹24–42 lakh | 1,300–1,700 sq ft, full joinery and lighting |
| Apartment upgrade | ₹10–18 lakh | Kitchen and wardrobes only, layout retained |
| Office fit-out | ₹1,400–2,800 /sq ft | Shell-and-core, MEP coordination included |
Almost everything here is a new possession, which is the cheapest moment to get a plan right and the most expensive moment to get it wrong. A bare-shell 2BHK turnkey lands between ₹16 and ₹28 lakh; a 3BHK between ₹24 and ₹42 lakh. Both figures assume civil changes — a moved kitchen doorway, a new partition — because in a shell that work is still possible.
The cost that surprises people is the one nobody quotes up front: society charges, lift protection, debris removal and the contractor deposit. On a Kharadi possession that cluster often adds ₹40,000 to ₹1,20,000 on top of the interior contract.
EON and the World Trade Center built this area's housing in one decade, so the stock is uniform and the constraints are uniform too. West-facing towers overheat; the developer's plan usually puts the kitchen door in the path of the dining table; and the second bedroom is frequently too small for a bed and a wardrobe together.
Because possession is new, all three are fixable at design stage. That is the entire argument for starting two to three months before handover: we design on the developer's drawings, manufacture in advance, and re-measure on possession day.
New townships here run a formal work-permit system — vendor registration, insurance, a fixed daily work window, one lift allocated for material, and a no-work period during society events. These rules drive the programme more than the design does.
The developer's snag list runs in parallel with our work, and the two teams compete for the same lift and the same hours. We sequence around that in writing rather than discovering it on day one.
Eleven to fourteen weeks from design freeze, with four to six of those weeks able to run before possession. Joinery is manufactured off site so the flat is never a workshop, and installation happens in a two-week final phase.
